Momentum Real Estate Partners Announces Strategic Acquisition of University Hill in Durham, North Carolina

Momentum Real Estate Partners, LLC (“Momentum”) today announced the acquisition of University Hill Apartments (“UHill”), a 269-unit Class A multifamily community located at 3806 University Drive in Durham, North Carolina. The acquisition, which closed on April 30, 2026, adds a differentiated asset to the Momentum Real Estate Fund IV, LLC portfolio and represents Momentum’s continued focus on high-quality multifamily properties with strong fundamentals in growing markets throughout the United States.

Built in 2020, UHill is situated within a thoughtfully curated mixed-use setting in Southwest Durham. The property features 244,463 rentable square feet, an average unit size of 909 square feet, and immediate access to nearby curated retail, restaurant, fitness and lifestyle amenities. The community is positioned minutes from Duke University, Duke University Hospital, Downtown Durham, UNC-Chapel Hill and Research Triangle Park, one of the country’s most recognized employment corridors for technology, education, healthcare and life sciences.
